CU-ICAR is a collaborative-based enterprise for research, education, and economic development to fuel the knowledge economy of South Carolina and beyond. From Class A office and R&D space to shovel-ready acreage, CU-ICAR’s award-winning campus accommodates a variety of business needs. The Partnership Office stands ready to help prospective partners occupy our multi-tenant buildings or build-to-suit specific R&D or corporate needs, from 100 to 1 million square feet.
The collection of five technology neighborhoods is designed to foster a sense of community. The shared amenities throughout Technology Neighborhood 1, including a café, fitness facility, parking and transportation, are an asset to on-site partners and the community at large. At full build-out, CU-ICAR will provide more than 3 million square feet of sustainably developed building space across 250 acres of prime real estate. CU-ICAR is located on the I-85 corridor and is conveniently positioned just 15 minutes from GSP International Airport and 10 minutes Greenville’s vibrant downtown.

This 40-acre technology neighborhood is the home to the Clemson University Department of Automotive Engineering and more than 20 global industry partners including BMW, JTEKT and Sage Automotive Interiors, among others. Technology Neighborhood 1 is also the home to a host of amenities available to the community including the St. Francis VRUM Fitness Center, CU-ICAR Café and multiple shared working and event spaces.

This 42-acre technology neighborhood includes approximately 30 developable acres. Technology Neighborhood 2 includes both shovel-ready and open acreage, giving industry partners the rare opportunity to collaborate on development, create special purpose facilities and labs, and grow along with the campus.

This 47-acre technology neighborhood is home to Flex Lab One, a 40,000 square foot high-bay multi-tenant facility, and offers an additional 30 acres to be developed. Flex Lab One is currently occupied by several tenants including the recently announced additions of Purilogics By Donaldson and Samaritan Biologics.

A straight shot off of Interstate 85, this 57-acre technology neighborhood is the largest project site at CU-ICAR.
